Two Ways to Do the Glass While We Are There

Most of what you pay any contractor is getting them to your property in the first place. If we are already there washing the house, the glass costs you a fraction of what it would as a separate visit.

Option one

Spot-free glass rinse

$59 flat

Your exterior glass gets rinsed with purified water while we are on site. Purified water carries no dissolved minerals, so it dries off the glass leaving nothing behind. It lifts the film, the pollen and the general haze, and there are no spots when it dries.

Honest limit: a rinse is a rinse. If your glass has hard water spotting, bug residue or has not been touched in years, it needs the scrub below and we will tell you so rather than take the $59.

What Window Cleaning Actually Includes

Plenty of window cleaning quotes cover the glass and nothing else, then the screens and tracks appear as extras once the crew is already there. Ours does not work that way, and this is the list.

The glass, both sides

Exterior and interior on residential work. First cleans are done traditionally with an applicator and squeegee, because that is what actually shifts built-up grime. Interior is always by hand.

Screens are removed, washed separately, dried and refitted where they came from. A clean pane behind a grey screen still reads as dirty, which is why this is not an add-on.

Street level glass stops looking maintained within about two weeks, which is why storefronts run on a schedule rather than as one-offs. Awnings collect the same road film the glass does, and cleaning one without the other never looks finished.

New construction glass is its own trade. Manufacturer stickers, silicone smears, paint splatter, mortar dust and adhesive residue all have to come off before anyone can call the glass clean, and most of it needs a blade rather than a cloth. It is slower work than a normal clean and it is quoted separately, because a builder who books it as standard window cleaning is going to be surprised twice.

Post construction glass is usually on a deadline tied to handover or a final walkthrough. Tell us the date and we will tell you honestly whether we can hit it. We would rather turn one down than miss a completion.

The method

Traditional First, Pure Water After

Two different tools for two different jobs. Anyone who tells you one method does everything is selling the equipment they happen to own.

A first clean is traditional, almost always. Applicator and squeegee, blade work where it is needed, and hands on the glass. Glass that has not been touched in a year or more carries built-up grime, bug residue, mineral spotting and often paint or adhesive specks, and none of that comes off without physical contact. A pure water brush passed over it would leave most of it behind.

Maintenance cleans are where pure water earns its place. Once glass has been properly cleaned once, keeping it that way is a different task. Purified water carries no dissolved minerals, so it dries off the glass leaving nothing behind and does not need squeegeeing dry. On a recurring storefront or a second visit to a house, it is faster, it reaches frames and seals a squeegee pushes dirt into, and it is gentler on the glass.

It is also how upper floors get reached. Because pure water dries clear without hand finishing, second and third floor glass can be cleaned from the ground rather than putting a ladder against your gutters or your landscaping. That is a genuine safety and property protection argument, not a sales one.

Interior is always traditional. By hand, with drop cloths down. Volume of water is the last thing anyone wants across a floor.

On any given job we will tell you which method we are using on which glass and why. If your first clean is quoted as pure water only, ask what happens to the spots the brush will not lift.

When it is not just dirt

Hard Water, Construction Debris and Damaged Glass

Some things on glass are not going to come off with a window cleaning, and a company that tells you otherwise is about to either fail or damage your windows.

Irrigation and hard water spotting

Sprinklers hitting glass leave mineral deposits that build up over seasons. Caught early they come off with a restoration treatment. Left for years they etch into the surface, and at that point the glass is damaged rather than dirty.

Post construction glass

New build and renovation glass often carries mortar splatter, paint overspray, silicone and adhesive residue. That is a separate job to window cleaning, it takes far longer, and it should be quoted as its own thing.

Failed seals

If the haze is between the panes rather than on them, the seal on the double glazed unit has failed and no amount of cleaning reaches it. The unit needs replacing. We will tell you that rather than clean it twice and blame the weather.

What we will not do

We will not aggressively scrape a coated or tempered pane to shift hard water etching. Some coatings scratch, and turning a stained window into a scratched one is worse for you than leaving it. If we find glass that has gone past cleaning, we say so and you can decide whether to replace it. That conversation costs us the job sometimes and it is still the right one.

Our Window Cleaning Process

Walk it and count it

Pane count, stories, access, and anything that is not going to clean up normally. On commercial sites we also agree timing and any access rules before quoting rather than after.

Protect what is underneath

Planting pre-wet, and indoors, drop cloths under every window we work at. The most common complaint about interior window cleaning is what got left on the floor, so we deal with that before starting rather than at the end.

Screens out first

Removed, labelled where it matters, washed and set to dry while the glass is done. They go back in the opening they came from.

Exterior with purified water

Brush agitates the glass and frames, purified water rinses it and dries clear. Upper stories reached from the ground where they can be, which keeps ladders off your landscaping and off your gutters.

Interior by hand

Hand cleaned and finished, tracks vacuumed, sills and frames wiped. Anything moved goes back where it was.

Walk it with you

Once it has dried, because wet glass tells you nothing. If a pane is not right we do it again there and then. That is what the satisfaction guarantee means in practice.

Window Cleaning Questions

Window cleaning runs $5 to $10 per pane, per side. A pane is one piece of glass rather than one window, so a six over six double hung sash counts as twelve panes, and exterior and interior are counted separately. A typical home with around twenty panes comes to $100 to $200 for the outside and $200 to $400 inside and out. Where you land in that range depends on pane size, height and access, and how long it has been since the last clean.

Two ways to pay less. If you are booking a house wash anyway, a spot-free exterior glass rinse is $59 flat on top, or the full window cleaning is 15% off when it is done on the same visit. Both work because the trip to your property is already paid for.

Yes, and on residential work most people want both. Interior glass is cleaned by hand rather than with the pure water system, because the last thing you want indoors is volume of water. We put drop cloths down under every window, move what needs moving and put it back, and vacuum the tracks while we are there. Commercial interior glass is usually scheduled separately from exterior because the access and timing are different.

Included on residential work. Screens come out, get washed separately, dry, and go back in the opening they came from. Tracks are vacuumed and wiped and sills and frames get done. A spotless pane behind a grey screen still looks dirty, so treating screens as an optional extra never made sense to us. On commercial work it depends on whether screens are fitted at all, and we will say so in the quote.

Most homes here do well on twice a year, typically after the spring pollen drop and again in autumn once the leaves are down. Once a year is enough on a property that is sheltered or not surrounded by trees. Commercial glass at street level is different, because it stops looking maintained within a couple of weeks of foot traffic and weather, so storefronts usually run weekly to monthly and offices quarterly.

Tap water carries dissolved minerals which stay behind as spots and film when it dries on glass. Purified water has had them removed, so it dries leaving nothing behind and does not need squeegeeing by hand, which is what lets upper floor glass be cleaned from the ground rather than off a ladder. It is demineralized rather than chemical free. Worth knowing though: it is not the right tool for every job. A first clean on glass that has not been touched in a year needs an applicator and squeegee with blade work, because built-up grime, bug residue and mineral spotting do not come off with a brush pass. We use traditional methods for first cleans and pure water for maintenance visits and height.

That window needs the glass unit replaced, which is glazing work rather than cleaning. We will point it out if we spot it rather than cleaning around it and saying nothing.

For exterior only work, no. We need water access and a way through any gates. If interior glass is in scope then somebody needs to let us in, though it does not have to be you, and plenty of customers leave a key or a code. We send photos when the work is finished either way.

Clean glass and rain is usually fine. Rain is close to distilled and lands on a surface with nothing on it for the water to pick up and streak, so properly cleaned windows shed it. What does mark glass is rain running off a dirty roof or dirty gutters above it, which is a different problem and one worth looking at if it keeps happening.
