Vinyl siding oxidation removal, without replacing the siding

Ultraviolet light breaks down the binder that holds pigment in the surface of the siding. Once that binder degrades the pigment is loose, and that loose pigment is the chalky residue that comes off on your hand. Acid rain and vehicle pollution accelerate the process, and it is always worst on the elevations that get the most sun, usually south and west facing. Age and the quality of the material matter too, since budget vinyl and older aluminium chalk sooner than modern premium products.

Wipe a dry hand firmly across the siding somewhere low down and out of sight. If a chalky white residue comes off on your hand, that is oxidation. If your hand stays clean and the siding still looks dull or green, you are looking at dirt, algae or mildew instead and a standard house wash will deal with it at a lower cost. One more clue: oxidation is worst on the sunny side of the house, while algae shows up first on the shaded north side.

It runs $1.00 to $1.35 per square foot of the wall area being treated. Most homes only need one or two elevations because oxidation is a sun exposure problem, so a typical job is far smaller than a whole house. In most cases it can be removed. Oxidation is a surface problem, so the right detergent plus physical agitation lifts the loose pigment and the original colour underneath comes back. Cleaning should always be tried before repainting or replacing, because it is the cheapest option and the only one that keeps your existing siding. Replacement is the right answer when the siding is cracked, brittle or physically damaged rather than simply chalking.

The oxidation was almost certainly already there, hidden under a layer of dirt. Washing removed that dirt unevenly and exposed the chalked surface underneath, and streaks form where detergent ran down dry siding or where the wand dwelled. On oxidised siding the correct method is working bottom upward with agitation, which is what prevents the running that causes streaks. In most cases a proper oxidation removal across the full elevation evens it out and takes the streaking with it.

Yes. On vinyl the pigment runs through the material, so removing the oxidised layer exposes sound coloured vinyl underneath. Aluminium is a painted finish over metal, so the chalking is heavier and more uniform, and on badly weathered aluminium the paint film can be gone entirely, in which case cleaning reveals bare metal rather than colour. No, and this is the most common misunderstanding on the subject. A house wash is chemistry plus a rinse, which removes what sits on top of the surface: dirt, algae and mildew. Oxidation is the surface itself breaking down, and lifting it needs a specific detergent and physical agitation with a soft brush, panel by panel. That is slower work, priced differently, and it is why a house wash quote and an oxidation quote are not the same number.

Not entirely, because UV exposure is what causes it and you cannot move the sun. What you can do is slow how bad it looks. Regular cleaning stops dirt and organic growth compounding the dull appearance, and keeping the surface clean means you notice the chalking early rather than after years of it. Lighter colours and better quality materials also show it less. Most homes here need attention on the sunny elevations every few years rather than never.
