This is the spring pressure washing advice we give on the phone, and it costs us bookings in March every single year. We would rather tell you the right week than take money for a wash that gets undone by Friday.

Schedules are still wide open and you can pick your date rather than take what is left. Nothing needs washing yet, you are just claiming a slot before the rush. This is also when we can be most flexible on timing around your plans.

These are the exception to the wait. Roof algae is a living organism eating your shingles year round, and gutters clogged with winter debris cause water problems now rather than in May. Neither is affected by pollen the way siding and concrete are.

The heavy drop has finished. Everything that accumulated over winter and through pollen season comes off in one go, and the result stays looking clean instead of disappearing in a week. If you only wash once a year, make it this.

Ahead of entertaining season, and late enough that the wood has dried out from winter. This is also the right window for wood restoration, since stain needs dry timber and a stretch of decent weather to cure.

Warm and humid means organic growth never really stops here. That is why a north-facing wall greens up again before a south-facing one, and why shaded properties need attention more often than the calendar alone suggests.

Green is when to book or wash. Amber is peak tree drop, when washing siding buys you about a week.

Spring pressure washing is not just about pollen

Spring pressure washing gets booked because of pollen. Pollen is rarely the reason the property actually needs it. It is rarely the reason the property actually needs attention, and some of what winter leaves behind gets worse the longer it sits.

Mild wet winters here do not kill organic growth, they slow it. North-facing walls, shaded corners and anything under tree cover come out of winter greener than they went in, and spring warmth accelerates it fast.

Gutters full of last autumn

Leaf debris that sat wet all winter is now compacted and often sprouting. Spring rain has nowhere to go, which is how you get overflow down the fascia and water sitting against the foundation.

Salt and grit on concrete

Anything used on drives and walks during ice sits in the surface. Combined with freeze-thaw it works into the concrete rather than off it, and it is easier to remove in spring than after another summer bakes it in.

Decks and fences hold winter moisture, and that is when mildew gets into the grain. This is the point where a maintenance clean either still works or the finish has failed and it needs stripping, and the water test tells you which.

Mineral staining from irrigation

Systems coming back on after winter often spray siding as well as lawn. That leaves mineral deposits which need chemistry rather than pressure, and they set harder the longer they sit in the sun.

Spring pressure washing, in order of what matters

If your spring pressure washing covers everything, order barely matters. If you are doing some of it, this is how we would spend the money on most properties.

1. Gutters

First, because it is the only one on this list where waiting causes damage rather than just looking bad. Winter debris plus spring rain is how water ends up behind fascia and against the foundation. $1.00 to $1.50 per linear foot, typically $120 to $270 single story.

2. Roof, if it is streaking

Algae is alive and feeding on the limestone filler in your shingles. It does not pause for pollen season, so there is no reason to wait. Bundled with anything else it runs $0.15 to $0.25 per square foot rather than $0.25 to $0.35 on its own.

3. House washing

The biggest visual change and the one worth timing properly. After the tree drop, not during. $250 to $600 for most homes, and it carries our 2-Year Green-Free Warranty.

4. Concrete and walkways

Winter salt, algae in the shaded sections and general grime. Also the surface most likely to be a slip hazard when spring rain hits it. $200 to $700 depending on area and condition.

5. Deck and wood

Late spring, once the timber has dried out. Splash water on it: beads means a maintenance clean at $0.30 to $0.35 per square foot, soaks in means the finish has failed and it needs stripping first.

Understanding this is what saves you booking spring pressure washing twice and paying for it twice.

It is tree pollen that coats surfaces

The yellow film on your car and porch is largely tree pollen, which is heavier and more visible than the grass pollen that arrives later. That is why the coating stage and the sneezing stage do not perfectly line up.

Rain does not solve it during the drop

A downpour clears the air briefly and then the trees carry on. Rain during peak drop also concentrates pollen into streaks and corners rather than removing it, which is why a house can look worse after a shower.

Pollen is not what damages your house

It is unsightly rather than destructive. Algae, moss and organic growth are the things that actually degrade surfaces over time, and those are worth removing whatever the pollen is doing.

It sticks to what is already dirty

A clean surface sheds it far better than one with a film of organic growth for it to bond to. Properties washed the previous year visibly hold less through the season, which is the real argument for annual maintenance.

Shaded properties are on a different schedule

Heavy tree cover means more pollen, more leaf litter and slower drying, all at once. Those properties often need attention twice a year rather than once, regardless of what the calendar says.

If you call us in the last week of March wanting siding washed and there is no deadline behind it, we will suggest May and put you on the calendar. That conversation costs us a March booking and earns a customer who is not disappointed in April.
