Gloeocapsa magma, a living algae rather than dirt. It will not rinse off and it spreads down the roof from the ridge. Low pressure soft washing is the method shingle manufacturers and ARMA recommend, because pressure costs you granules.

Mildew and algae, worst on north-facing walls and shaded corners. This photo is a commercial building in brick, stucco and historic stone, none of which tolerate pressure, so the whole facade was soft washed. Residential siding gets the same approach.

Oil, tire marks and algae bloom
Cold water will not touch bound-in tire rubber or oil, so hot water is deployed for oil and grease work. A commercial surface cleaner spreads pressure evenly across the slab, which is what leaves a finish with no wand stripes in it.

Gray boards or a failed finish
Splash water on the boards. Beads up means the finish still works and you only need a maintenance clean. Soaks straight in means the coating has failed and has to come off first. That one test decides a three times price swing.

Moss growing out of the joints
Shaded paver patios green up faster than anything else on a property because the joints hold moisture. Moss comes out of the joints without blowing the sand out with it, then sealing slows the regrowth.
Chalky, faded color
Oxidation. Tennessee UV breaks down the binder in the paint and it rubs off white on your hand. This one is not a washing problem, it is a specialty chemical plus manual agitation, which is why it prices per square foot rather than per house.

The builder gives you a range because five things decide where inside it your property lands. None of them are visible from a website, which is why the on-site confirmation is free and why we do it before scheduling rather than after.
Height and access
A two story elevation over a landscape bed takes materially longer than a single story over open lawn, because everything below has to be protected and rinsed. Elevated work is where our aerial lift certification stops being a line on a page and starts being the reason the upper courses actually get cleaned instead of reached at from below.
Condition, not just size
Two identical houses can sit at opposite ends of a pressure washing quote. One washed eighteen months ago needs a single pass. One that has gone four years under tree cover needs dwell time, a second application in the shaded corners, and hand agitation along the fence line. Square footage is the same. Labor is not.
Water access
Every job runs on your spigot. If the nearest one is 150 feet from the work, that is extra hose, extra setup and extra pressure loss to manage. It rarely changes a quote dramatically, but it is the kind of thing that separates a real number from a guess.
What is already damaged
Cleaning fixes dirty. It does not fix damaged. Permanently discolored vinyl, concrete etched by a previous high pressure cleaning, and shingles that have already lost their granules will not come back no matter what anyone sprays on them. We say so before you spend anything rather than after, because the alternative is taking money for a result we know is not coming.
How much goes on one visit
This is the one that saves you real money, and it is the only discount in this builder. Mobilization is a fixed cost. Bundling is why a roof drops from $0.25 to $0.35 per square foot down to $0.15 to $0.25 when it is booked alongside anything else on the same visit.

About this pressure washing quote builder
It is a range built from published rates, so it is accurate for a typical property of the size you picked. What it cannot see is access, height, condition and how far the water has to travel. Those are the reasons a range has a top and a bottom. We confirm the number on site at no charge before anything is scheduled, and the price you approve is the price you pay.
Because most of the cost of a roof clean is mobilization. Getting the rig, the water, the crew and the safety setup to your property is the same work whether we clean one surface or four. Standalone roof cleaning runs $0.25 to $0.35 per square foot. Booked alongside another service on the same visit it runs $0.15 to $0.25. On a 2,200 square foot roof that is roughly a $220 difference, and it is the only discount in this builder.
Because wood has three states. A maintenance clean is $0.30 to $0.35 per square foot and applies when the existing finish is still sealing the wood. Stripping and brightening is around $1.00 per square foot and applies once that finish has failed. A full restoration with sanding and stain is $6 to $9 per square foot. Splash water on the boards: beading means clean, soaking in means strip. That single test decides which of the three you are looking at.
For most residential work, no. Photos and an address are usually enough to confirm a number. Commercial and multi-family work gets a walkthrough, because sequencing an occupied site is half the job.
