One portal. Every document a contracting officer needs.
Southern Solution maintains its capability statement, safety program, quality control plan, environmental controls, equipment fleet, and registrations in one controlled document registry. Every proposal we submit references the documents on this page — nothing is rewritten per bid, and nothing is out of date.
Capability Statement
Southern Solution is a veteran-owned exterior cleaning contractor registered and equipped to serve federal, state, and municipal facilities across Middle Tennessee and Southwest Florida, with national reach for multi-site commercial programs.
Core Competencies
- Exterior building washing (low-pressure soft wash for siding, EIFS, and painted surfaces)
- Roof cleaning — manufacturer-aligned soft wash methods, never pressure washing
- Flatwork and concrete cleaning: sidewalks, parking structures, loading docks, dumpster pads
- Oxidation removal and surface restoration
- Gutter cleaning and exterior drainage maintenance
- Multi-site and recurring-schedule exterior maintenance programs
- Holiday and event lighting installation (SteadyShine division)
- Debris and junk removal for facility turnovers
Differentiators
- Veteran-owned and operated — founded by a U.S. Air Force veteran
- Single controlled document registry: every plan, cert, and SDS referenced by ID, never duplicated
- Surface-appropriate methods only — soft wash on siding and roofs, protecting warranties and substrates
- Written workmanship warranties: 2-year green-free on house washing; 3–5 year roof cleaning warranty depending on site conditions
- Two operating bases: Dickson, TN (Middle Tennessee) and Naples, FL (Southwest Florida)
- Automated intake and documentation workflow — proposals, scopes, and records delivered digitally

Safety Program
Our written safety program governs every crew on every site. The summaries below outline each component; the full program document is provided with proposal packages or on request.
Personal Protective Equipment (PPE)
Task-specific PPE requirements for chemical handling, pressure equipment, and elevated work, including eye and face protection, chemical-resistant gloves and footwear, and respiratory protection where mixing or enclosed-area application requires it.
Fall Protection & Elevated Work
Roof and elevated-surface work is performed with ground-based soft wash application wherever feasible, minimizing time at height. Where elevated access is required, work follows our written fall protection procedures and site-specific planning.
Aerial Lift Safety
Lift operations follow manufacturer operating requirements, pre-use inspection checklists, and ground-crew spotting procedures.
Chemical Handling & Spill Response
All cleaning solutions are mixed, metered, transported, and stored per their Safety Data Sheets (see SS-SDS-009). Crews carry spill response materials and follow written containment and notification procedures.
Site Control & Public Protection
Work zones are established with signage and barriers appropriate to pedestrian and vehicle exposure. Overspray control, surface wet-floor management, and coordination with facility staff are part of every job briefing.
Quality Control Plan
Quality on exterior cleaning work is verifiable: surfaces are either clean, undamaged, and documented — or they are not. Our QC plan is built around that standard.
1. Pre-Work Verification
Surface identification, substrate condition photos, dilution verification against the specified method, and confirmation of protection measures for landscaping, fixtures, and adjacent surfaces before any application begins.
2. In-Process Control
Method compliance checks during the work — correct pressure and chemistry per surface, dwell-time control, and rinse verification. Soft wash only on siding and roofing; pressure appropriate to hardscape.
3. Completion & Documentation
Post-work walkthrough against the scope, before/after photo documentation, deficiency correction before demobilization, and a written completion record retained for the contract file.
Environmental Protection Plan
Exterior cleaning intersects with stormwater, landscaping, and chemical management. Our environmental plan addresses each exposure directly.
Wash Water Management
Wash water is controlled at the source: metered application to minimize runoff, containment or diversion where site drainage requires it, and compliance with applicable stormwater requirements for the jurisdiction of work.
Landscape & Vegetation Protection
Plants and turf adjacent to treated surfaces are pre-wetted, rinsed during application, and rinsed again at completion so residual cleaning solution is diluted and rinsed away rather than left on foliage.
Chemical Selection & Metering
Cleaning solutions are selected for the surface and soiling type, applied at the lowest effective concentration, and mixed with metering equipment rather than estimated by hand.
Storage, Transport & Disposal
Chemicals are transported and stored in labeled, secured containers per their SDS requirements, with secondary containment on trailers and spill materials on every rig.
Equipment Fleet
Commercial-scale production capacity, maintained in-house. Detailed specifications and photos for any unit are available with proposal packages.
8 GPM Skid Unit
High-volume hot-capable pressure unit for large flatwork and commercial production.
5.5 GPM Pressure Washer
Mid-volume unit for standard commercial and residential-scale surfaces.
Soft Wash Trailer System
Dedicated low-pressure application system for siding, roofing, and delicate substrates, with chemical metering.
Surface Cleaners
Rotary surface cleaners for streak-free, uniform flatwork production on sidewalks, garages, and pads.
Chemical Metering Systems
Proportioning equipment for accurate, repeatable dilution on every application.
Elevated Access Capability
Boom lift capability for multi-story exterior work where ground-based methods cannot reach.

Chemical & SDS Library
Safety Data Sheets for every product used on a given contract are compiled into that contract's proposal package. The registry below is maintained continuously; individual SDS documents are provided with proposals or on request.
Proposal Library
Every solicitation Southern Solution responds to receives a dedicated, private proposal page assembled from the documents in this registry — cover letter, executive summary, technical approach, pricing, schedule, and risk mitigation, with supporting documents referenced by their control number above rather than duplicated.
How reviewers access a proposal
Each proposal lives at a private URL provided in our submission (for example, a dedicated page under /proposals/). Pages are not indexed or publicly listed. Reviewers can read the full proposal online or download it as a single PDF.
Why we structure proposals this way
Referencing controlled documents instead of re-attaching them means every proposal you review reflects our current safety program, current insurance, and current equipment fleet — not a snapshot from months ago.
One request. The complete package.
We don't make contracting officers ask twice. Every document request is answered with the full registry — capability statement through SDS library — in a single reply, plus anything specific you note below. Include a solicitation number if your request relates to an active opportunity.
